Supply Chain Management

To contribute to the realization of a sustainable society through JPR's business activities, we need to give consideration to the overall supply chain in cooperation with our business partners. With the aim of establishing a sustainable supply chain, our asset management company, Tokyo Tatemono Realty Investment Management, Inc. (TRIM), is taking steps to promote understanding of its approach among its business partners so that they will comply with and implement that approach themselves as well.

Relationship with suppliers

JPR and TRIM conduct fair transactions with suppliers (including outsourcing contractors) as partners on an equal footing with a long-term business relationship in mind. We conduct fair transactions with outsourcing contractors by respecting related laws and regulations and the guidance of administrative agencies in accordance with TRIM's "Regulations for Outsourcing Contractors." When selecting contractors, we select the most suitable partner for the case by checking their track record and ability to perform the work.

Cooperation with property managers

To promote initiatives to reduce environmental loads, cooperation with the property managers (PMs) and entities who manage and operate properties on site, is essential. JPR and its asset management company, Tokyo Tatemono Realty Investment Management, Inc. (TRIM), regularly share information with PM companies and discuss initiatives relating to energy-saving and environmental issues.

Sustainability workshops for property managers

JPR and TRIM also hold workshops for the PMs and others to raise their awareness of sustainability and enhance their readiness.

PM agreements that include provisions regarding sustainability awareness

JPR aims to conclude agreements that include provisions regarding sustainability awareness with all property managers who work with. JPR has entered into such agreements with many property managers and is entering into agreements with additional properties managers.
The provisions regarding sustainability awareness are basically the same as the items in the sustainable procurement standards. See below for an overview of the items.

Monitoring sustainability awareness

TRIM assesses the performance of the property managers it collaborates with. This assessment includes an evaluation of environmental friendliness.

Sustainable Procurement Standards

Based on the recognition that it is necessary for the entire supply chain to engage in sustainable procurement that takes into consideration environmental conservation, etc., TRIM has established the Sustainable Procurement Standards to gain greater understanding and cooperation from the business partners. These Standards target business partners involved in our business, and we ask them to understand and comply with the nine items listed and to make improvements as necessary.

    ・ Abolishing discrimination in working conditions
    ・ Complying laws and regulations applicable to minimum wages, overtime pay, benefits, etc.

    ・ Creating a safe and healthy work environment
