Promoting Environmental-Friendly Buildings

From early on, JPR has implemented various initiatives on environmental friendliness. JPR has proactively worked on reduction of energy costs, enhancement of greening and other measures under the basic concept of "environmentally friendly buildings." JPR has also received certain recognition for these endeavors from external organizations.

Energy Saving through Facility Replacement

JPR is replacing such facilities as air-conditioning units and lighting equipment to more energy-efficient ones in an effort to help reduce CO2 emissions. At JPR Hakata-Chuo Bldg. (Hakata Ward, Fukuoka City), the air-conditioning equipment was replaced to highly efficient GHP (gas heat pump)-type models in September 2013. At the same time, thermal insulation work was conducted for the rooftop and heat barrier films were attached to the window glass. As a result, CO2 was reduced by approximately 44 tons (an annual estimate), or reduction by 14.3% year-on-year. Reduction effect at the 14 properties where air-conditioning equipment was replaced: Annual estimate of approximately 711 tons of CO2, or reduction by 15.4% year-on-year (as of December 31, 2014).

Energy Saving through Replacement of Lighting Equipment

In an effort to enhance lighting efficiency, lighting equipment in the common areas including entrance halls and corridors is increasingly replaced by LED and motion sensors are being introduced. The annual estimate of the CO2 reduced at the 20 properties where the lighting equipment was replaced is approximately 429 tons, or reduction by 73.2% year-on-year (as of December 31, 2014).

(Shinjuku Ward, Tokyo) completed in 1979, such measures have been sequentially taken as introduction of the Building Energy Management System (BEMS), subdivision of controlling zones for air-conditioning equipment, replacement to LED lamps and installation of motion sensors at the common area, introduction of variable light and adoption of water-saving devices at the toilets. As a result, energy consumption at the entire building has been reduced by approximately 20%.

Energy Saving through Improvement in Operations

  1. Measures to save power consumption
    Detailed operation rules have been established, such as turning off lights when rooms are not used, setting of recommended temperatures for air-conditioning and seasonal changes in the set temperature of toilet seat heaters, and certain effects have been achieved, with the cooperation by the tenants.
  2. Demand control
    A web system to monitor power consumption and maximum demand power around the clock (demand control) has been introduced to promote energy saving.
  3. Solar power generation
    At Olinas Tower (Sumida Ward, Tokyo), a solar power generation system (power generation capacity of 10kW) was introduced, which generates approximately 10,000 kWh annually to be used at the building.

Preservation of Water Resources

JPR is introducing or replacing to water saving-type automatic cleaning devices upon renovating toilets and on other occasions. In addition, rainwater and recycled water are effectively used for cleaning toilets and sprinkling water on plants at some properties.

Management of Hazardous Substances

  1. Management of asbestos
    Management of asbestos, a hazardous substance, is properly implemented based on the "Guidelines for Maintenance and Management of Indoor Environment with Regard to Sprayed Asbestos" by the Tokyo Metropolitan Government.
  2. Management of PCB
    Electric equipment and other devices that contain PCB (polychlorinated biphenyl) have been removed and are properly managed based on the PCB storage and management standards by the environmental departments of respective municipal governments.
  3. Management of fluorocarbons
    When disposing equipment that uses fluorocarbons, which have been proved to give such environmental impacts as destruction of ozone layers and global warming, it is disposed and managed properly based on the Fluorocarbon Recovery and Destruction Act. In addition, pursuant to the Act for Rationalized Use and Proper Management of Fluorocarbons enforced in April 2015, equipment that uses fluorocarbons is property maintained and managed.

Acquisition of DBJ Green Building Certification

JPR has obtained DBJ Green Building Certification, a system by Development Bank of Japan Inc. (DBJ) to certify real estate properties evincing high environmental and social awareness, for multiple properties it owns.

DBJ Green Building Certification DBJ awards five levels of certification to office buildings in accordance with the degree of environmental and social awareness they demonstrate.

Designation as "Green Star," the Highest Ranking in GRESB Survey

In 2014, JPR was designated as "Green Star," the highest ranking of the four evaluation categories, in the Global Real Estate Sustainability Benchmark (GRESB) survey, which evaluates environmental friendliness, etc. of real estate operators.

GRESB

GRESB is a benchmark system for evaluating sustainability performance in the real estate sector, established in 2009 primarily by major European pension fund groups. The survey acknowledges performance mainly in the "Management & Policy" dimension on environmental friendliness and the "Implementation & Measurement" dimension for evaluating actual initiatives and results data.
As of September 2014, more than 130 entities (pension funds and other institutional investors as well as real estate companies, etc.) globally use GESB to qualify investment companies and for other purposes.

Winning the Award for Town Creation with Flowers and Greenery

Yakuin Business Garden is located in the urban area of Fukuoka City. As the building name indicates, the property has a wide vacant lot open to the public, where 23 kinds of plants provide a different appearance season by season, including the corridor of zelkova trees that dye the air green. It is a space of greenery full of healing and comfort, where not only the facility users but also many other people feel relaxed. JPR endeavors to promote greenery as an initiative to enhance the asset value as well as to support town creation. [Won the 10th "Award for Town Creation with Flowers and Greenery" in 2013]
